CONDO CONSTRUCTION AND SALES IN CLUB CAMPESTRE

We have been living for two and half years in Pueblo Campestre. During that time, we have seen an amazing amount of construction in both homes and condominium complexes throughout the development. I thought it was worthwhile to look at the six projects still under construction to provide a sense of the range of offerings and prices in the neighborhood.

Starting on the south side of Club Campestre, the furthest condo development is Cora. This project is unique as it has water pools between the condominium buildings. Cora has also taken over the unfinished buildings of Las Villas de Mexico next door and is finishing their construction. Current listings show that two- and three-bedroom condo units in Cora are for sale from $476,000 to $799,000 US. The complex next to Cora is Las Villas to Mexico. These two- and three-bedroom condos have be finished for a long time. However, two buildings on Fairway 14 of the Club Campestre Golf Course that were damaged during Hurricane Odile in 2014, have been renovated, with appliances recently added, and landscaping being done now to put them up for sale. Two properties in the complex are currently on the market for $677,500 and $678,000 US. The third fairway home and townhouse development on the south side is Pueblo Campestre Phase 2. While the Fairway Homes are currently sold and most delivered to the new owners, there are still four pods of townhouses to be constructed. Pueblo Campestre Phase 2 offers three different models – Agave, Desierto, and Cardon. The first two are two bedroom and the third is a three-bedroom floorplan. Two units in the next pod to be built are currently offered – the Desierto at $650,000 and the Cardon at $750,000 US.

The newest development in Club Campestre is off of the Golf Clubhouse road and the units are built on the fairway. Larena, represented by Engle & Volkers Snell Real Estate offers four-bedroom, five-bath condominiums of about 3,000 square feet. There are a total of 78 residences in 13 buildings. Current listings show these condominium units ranging in price from $1,310,000 to $1,560,000 US. The next project just outside the main gates and toward the toll road is Wen Living. This condominium complex has a certain number of units that are fractional ownership, with the majority single owner. Wen Living offers floor plans with two to four bedrooms and 2.5 to 4.5 bathrooms and decks or terraces. Full ownership starts from $688,000 US and partial ownership from $116,800 US. There is currently a 4,600 square-foot corner unit listed for $1,651,000 US.

There are two complexes on the north side of Club Campestre, up the hill from the toll road. The first is a townhouse complex, Solesta. These three-bedroom, three-bathroom townhouses have a total of about 4,700 square feet. With views of the Sea of Cortez and the mountains, the units have a BBQ area, hot tub and pool. The starting pre-construction price is $1,750,000 US. The final condominium complex under construction in Club Campestre at the top of the hill is Costarena. These two and three-bedroom with studio units are 2.000 to 2,500 square feet and are priced starting at under $1,000,000 US.

Club Campestre offers golf, tennis, and a beach club as part of the amenities of the neighborhood. The growth of the area also includes the construction of Home Depot on the property owned by Questro, the developers of the overall area.
