We have been in our townhouse for about three and a half years. The combination of sun, rain and the use of not the highest quality paints when the unit was built means that it was time to repaint the exterior. We asked Eduardo Almazan of Home Maintenance and Improvements by Eduardo to give us a quote and painting with a high-quality paint that is more UV resistant. Eduardo and his team provide property management services in the neighborhood as well as doing lots of construction projects for us and others.

Once we agreed on pricing and the timing of the work, Eduardo described the process to us. The first stage is to power wash all of the walls to remove any dirt, dust or loose paint. The second stage is to carefully view all of the surfaces looking for small cracks or other defects that need to be repaired. As Eduardo’s team did different areas of our three-level townhouse at a time, the next stage was to tape all of the places where the paint met tiles, doors or other non-concrete surfaces before starting the painting process. At that time, all of the artwork, sconces and switch plates were also removed from the walls and the doors were covered with plastic and taped off. Any furniture that needed to be covered was also covered by tarps.

The first stage of the painting involved applying a primer to the surfaces. After the primer was dry, the walls were painted the appropriate color and two coats were applied. As our townhouse, like most others was design with three different colors in place, these had to be matched when the paint was ordered and applied in the right places. Once all of the surfaces were painted with the primer and two coats of the color, the team moved to cleaning and painting all of the metal railings on the stairs between the first and second and second and third floors of the townhouse. Finally, the clay sconces, light switches, fixtures and artwork were replaced on the walls from which they had been removed.

The final stage of the re-painting process will be to remove the metal closet doors on the laundry room, pump room and solar room to spray them both inside and outside to match the appropriate colors. The meter boxes are also removed so that the interior of the box can be painted.

We were able to do a complete walkthrough of the home with Eduardo to point out any small issues that we wanted addressed as the project was being completed. The team was very professional and the results are excellent.
