Santos and Santas Condominiums Todos Santos - Our Next Project

We travel so often to Todos Santos to see the great music available from Cerritos to Todos Santos that when we saw a listing for a new condominium being built on the east side of Todos Santos just off the highway to La Paz past Docecuarenta that we had to take a look.

Our first task was to find a real estate agent in Todos Santos that could get us to see the land and start of the project the next day. After a few tries, we were connected with Danica Taylor of Ronival. She met us the next afternoon (Wednesday) at Docecuarenta and led us down the road to the project. There are 20 small one-bedroom units in an industrial style. What does that mean? The floors and walls are concrete as are the countertops in the kitchen and bathroom. While the plumbing is in the walls the electrical will be in conduits on the walls. The unit is 483 square feet (reminiscent of Manhattan) with a 32 square foot patio.

We had a lot of questions, which Danica got right on getting answers for us. We wanted information about the developer as after three other properties in Los Cabos, we knew that there is a lot of variation in the quality of the builders. His name is Humberto Avilez from Mazatlan. He has built in Mazatlan for 30 years and has many condos and properties to his name, including luxury properties on the ocean front and malecon. This is his first condo project here in Baja Sur, although he built a custom home in Cabo Del Sol last year. They stand behind their one year workmanship warranty and their brand. Danica also quickly set us up with an attorney, Javier Madero who works with Ronival to review the final documents when they are received. In the meantime, we made a full price offer (no negotiation was allowed because the pre-construction price is $65,000 US!) to the seller’s agent and seller on Friday and it was accepted on Saturday.

The complex even has some amenities (which we weren’t expecting given the price). It is walled and gated. There is one parking space per unit. There is a large common area with a palapa and BBQs. There is also a separate building with a gym on the property. It is about 1.5 miles from downtown Todos Santos so it would be walkable or an easy bike ride for food or music.

We went back to the project on Monday to get measurements of the rooms so that we could start planning the after-closing upgrades that we wanted. We ordered some of the furniture at Ashley Furniture Homestore on Wednesday (even though the unit won’t be finished until August). We contacted Carlos Ochoa of Carmat Carpinteria in La Paz with a list of the projects that we would probably want him to do – closets, bed frame and headboard, kitchen peninsula, coffee table and more. We even stopped at Home Depot yesterday (Tuesday) to look at tiles for the shower. In the meantime, Danica asked the attorney to set up Escrow with Global as the first payment of $26,000 is due on Friday.

It is a whirlwind but we are so excited to have someplace to stay with Charlie (our Lhasa Apso) overnight a few times a month when we go to Todos Santos to hear are favorite musicians at Casa Barbara, La Morena, Poke Loko and Pizzeria El Potrero in El Pescadero.
