Las Misiones Phase II in El Tezal

One of the fastest growing residential areas in Los Cabos in El Tezal. Behind Home Depot and Costco, El Tezal has dozens of new condominium complexes being built. Along with the new residential neighborhoods are lots of new restaurants to serve the area. In fact, Soriana is building a large new store right beside Costco as well. We have covered of few of the new condo complexes being built right now – Turquesa and Dream Tezal- but Las Misiones Phase II is a gate community of single-family homes that is offering 39 new three-bedroom homes in two floorplans – The San Bernadino and The Santa Barbara. The homes are being built by Atlas Desarrollos, a Mexican company founded in 2002 that has completed 124 projects in various parts of Mexico.

On November 2nd, they had their official grand opening of Phase II and Beth and I went to take a look at these new homes as well as the existing amenities in the neighborhood. There is one open show home with the kitchen and living room on the first floor. Three bedrooms and two bathrooms on the second floor and a large roof deck with an outdoor kitchen and pergola. The master bedroom is large with a big walk-in closet and ensuite bathroom with double sinks. The first floor has a large backyard area. As I knew from looking at the brochure, there are a number of upgrades available, I asked one of the Elite Real Estate agents in the house, what upgrades are shown in the show home that would mean additional costs. I was surprised when she said that they only upgrades were the artificial grass in the backyard and the tile, pergola and BBQ on the roof deck.

The kitchen was very large with great cabinets, counter space, appliances and space for seating on the living room side of the peninsula between the kitchen and the living room. There was a formal dining room and with the outside space in the backyard and the roof deck, there was lots of space for both eating and entertaining. The bathrooms were very nicely appointed, and the bedrooms were of a good size. Priced in the mid $400,000 range, the size and quality seemed to offer a good value in the area as many condos are in the same price range.

We walked the block away to see the clubhouse and pool for the neighborhood. The clubhouse had both and inside and an outside lounge area as well as a full kitchen and exercise room with a pool and hot tub down below.
